The problem
A development sells years before it exists.
Nothing is standing yet. Every buyer decision is made from a hoarding, a render and a brochure, which means the identity is doing work the building cannot do for itself — it has to carry the sense of the place before there is a place to walk into.
The category answers this with superlatives. Renders full of golden light, copy about elevated living, a logotype in a serif nobody chose for a reason. It all reads the same, so none of it reads as true.
The approach
Say less, and set it exactly.
The identity is built on a single grotesque and a strict field of rules, so every application is a matter of position rather than decoration. The mark sits where the grid puts it; the space around it is measured, not left over.
One line does the persuading. Everything, Within — set large on the site hoarding, it describes the proposition and the plan at the same time, and it holds at fifty metres as well as it holds on a page.
